What you should know about renting in Zaragoza
Zaragoza doesn't have the extreme demand of the coast or the capital, which makes local scams less about pressure and more about deception at a distance.
The pattern reported most often in Aragón is the "owner abroad, keys couriered on payment" variant — a supposed landlord who can't meet in person and asks for the deposit before you ever see the flat.
Deposit rules
Nationally, the legal fianza is 1 month's rent for residential leases, with up to 2 additional months allowed as separate guarantees — a maximum of 3 months upfront.
Zaragoza: In Aragón the deposit is deposited with the Gobierno de Aragón's housing department within two months of signing.

Attractive photos (often lifted from real ads), a price noticeably below market, and an "owner abroad" story that conveniently prevents an in-person viewing.

Fake tenant fraud (landlord-side)
Someone poses as a solvent tenant with forged payslips or ID, moves in and stops paying. If you're the landlord, verify identity and income independently before signing.
Specific to Zaragoza
"Fake keys" — Bizum before viewing, keys by courier
Zaragoza-specific: a fake landlord demands a deposit via Bizum before any viewing, often citing a fabricated "must pay the DGA" (Gobierno de Aragón) pretext, then couriers real-looking keys that don't open the door — or the flat isn't the one advertised. Documented repeatedly by Policía Nacional through 2026, including a ring with 33 victims. Never pay before a physical viewing.
Owner "working abroad", English-only contact
The common bait paired with the fake-keys scam: an owner who conveniently can't meet you and only speaks English. Ask for a nota simple from the Registro de la Propiedad before sending anything.
Stressed-zone status
Not declared. Aragón has not activated the stressed-market mechanism. In practice: no rent cap on new leases.
